Why I’m telling my buyers “it’s go time

Historically for our area, October is a strong month for home sales.

Last year, 93 freehold homes sold across Belleville and Quinte West in October. November saw 78 more. December closed out the year with 63.

This month, 79 new listings have hit the market and we’re not even halfway through. Compare that to April when 373 came up for sale. The inventory is tighter, but so is the competition.

Here’s what that actually means – the buyers who are out there right now aren’t browsing. They’re serious, they’re ready, and they’re not fighting four other offers to get there.

If you’ve been thinking about making a move, this is the moment the data actually backs up. Not because the market is winding down, but because the people still in it right now are the ones who actually get the keys.

I’ve got a few more things to share with you over the next few weeks about why right now might be the smartest time to make your move. Stay with me.

Until next time,
