They went to the cottage. Someone else bought the house.
A couple of weeks ago, a buyer saw a home they really liked.
They weren’t totally sure it was “the one”, so they took the weekend to think about it. Headed up to the cottage. Sat on it. Slept on it.
By the time they were ready to make a move, another buyer had already submitted an offer, completed their due diligence and locked it down.
That’s how fast things can shift — even in a quieter market.
And it’s not just a one-off.
📊 In 3 of the last 5 years, July sales matched or outpaced June — including in slower markets like 2023.
Serious buyers are active in July — and those who are active while others are distracted often come out ahead.
📈 July is underrated. It’s often seen as a “wait it out” month, but the data shows otherwise.
Yes, real estate is personal. Your timeline needs to match your life — not the season. And you know I’m a big advocate for making well-planned, wise decisions. (Also a big believer that summer should be spent on, in or around the beach as much as possible!)
But if you’re holding off “just because it’s summer,” you might be missing your moment. Maybe a summer sale is the strategy that’s right for you.
It’s been a busy week with two new buyers getting started and another firming up on a great property. If you’ve been thinking about making a move, I’ve still got room on the docket for you.
If you want to talk strategy — or simply be better positioned when your moment shows up — I’m here.
