30 Showings but 0 sales – here’s why ⬇

Today’s buyers aren’t desperate, they’re discerning.

Last week, I shared that inventory is up—and so are sales.

That’s still true. Homes are moving. But only when sellers show up with the right strategy.

Here’s a real-life example from just this week:

A buyer came into the area for a week and saw 30 homes across Brighton, Trenton, Consecon, Belleville and Stirling. That’s a ton of showings. Lots of options. But the buyer was only willing to offer on two of the houses.

Both had been sitting for 90+ days. The buyer was willing to negotiate—but the sellers? Not interested in budging.

So the buyer walked. Still looking. Still waiting.

What does this tell us?

Today’s buyer isn’t just comparing your home to others on the street—they’re comparing it to everything available right now, across price points and neighbourhoods.

They’re not desperate. They’re not rushing. And they’re not throwing offers at homes that feel overpriced or under-prepared.

So if you’re planning to sell, here’s the advice I’d be giving you if we worked together…

🧼 Finish the updates.
If the kitchen reno is incomplete, or the floors are worn, or the baseboards still haven’t been reattached after painting—buyers notice. Unfinished = underwhelming.

🧹 Do the deep clean.
Yes, even inside the oven. Windows, light switches, door tracks… all of the spots people forget about. Every surface should say, “This home has been well cared for.”

🌿 Tidy up the exterior.
A well-kept lawn, trimmed hedges, swept porch, and fresh mulch all attribute to the curb appeal aimed to catch a buyer’s attention right away.

🎯 Price with strategy.
If you want top dollar, your home has to look and feel like it’s worth top dollar. Otherwise, you’re just fueling the “maybe later” pile.

In short ➡️➡️➡️ If you want to get reimbursed for gas, you’ve gotta go the extra mile.

Homes are selling. But not just because they’re listed—they’re selling because they’re ready.

My commitment to my clients is to always be upfront and honest. That includes the icky-yet-important realities of today’s market. We’re in this together—and you can count on me to guide you through it.
