Have you heard about this yet?
Quinte Conservation has declared a Level 3 Low Water Condition, the most severe level, across our region. This comes after a summer of much lower-than-normal rainfall, leaving local rivers and streams at less than 30% of their typical flow. A Level 3 means the water supply can’t keep up with demand, and residents are being asked to cut their usage by at least 30%.
💧 Why this matters for homeowners
If your home relies on a well, keep a close eye on water levels. Running a well dry can damage the pump, so consider having it checked by a licensed contractor. Outdoor water use (lawns, gardens, car washing) may be limited in some communities so be mindful of what is truly necessary. Toilets, showers, and laundry are the biggest indoor draws. Small changes here can make the biggest impact. (Perhaps a little easier/harder to manage now that kids are back in school?)
🏡 Why this matters for buyers & sellers
Buyers, if you’re looking at rural properties, we’ll want to ask about well depth, recovery rate and pump condition. These details are just as important as the age of the furnace or windows. In an offer, a well inspection is highly advised.
Sellers, be proactive by having recent well and water information ready as this can satisfy any potential concerns from prospective buyers.
With conservation measures in place, we are already seeing fewer lush lawns and gardens. You may have to look past the cosmetic factor and prioritize structural and lifestyle details of the home.
This is a reminder that in real estate, water is as valuable as square footage. Whether you’re buying, selling, or just living here — protecting our water supply is now top of mind.
➡️ In a market like this, you can’t just go with the flow, you’ve got to know how to navigate it. (Did you really think you’d get through a whole email without a single water pun?) If you’re wondering how these low water conditions could affect your next move, let’s chat.
