Full disclosure, this would have been in your inbox earlier today but mid-draft, a former client-turned-friend showed up at my door with a little treat from Wannamaker’s (Trenton locals, if you know, you know!) It was such a nice surprise and reminded me of how special this job can be. I’m thankful to be part of people’s milestone moments and for the connections made along the way that last long after a deal is done.
Regarding impact, let’s talk about how today is directly connected to tomorrow…
Most people picture buying or selling a home as something that happens in a matter of weeks — you commit to the process, you list or start shopping, and it all falls into place. In reality, the smoothest moves are often the ones that started with conversations and planning 6–12 months earlier.
I have a sign going up next week for clients who began preparing almost a year ago. These things can take time, from decluttering and making updates to getting finances in order. Add in a simultaneous purchase, and there’s even more coordination involved: lining up financing, keeping timelines realistic, and making sure you don’t end up with two mortgages or nowhere to go in between.
(Don’t forget, you’re still supposed to go to work, manage your family commitments, walk the dog and have a life amidst all of the moving chaos, right!?)
Here’s the real benefit of starting early – flexibility. When you give yourself time, you can watch the market, choose the right season for you in which to buy and sell, and approach the process with confidence instead of scrambling. By the time the sign goes up, or you’re ready to write that offer, the heaviest lifting is already behind you.
If moving is on your radar for 2026, it’s not too early to start the conversation now. Planning today sets you up for a smoother transition, and often the strongest results on both ends of the move.
