We need to sell our house for X

If you bought during the pandemic or you’ve ever said, “we need to sell our house for X”… this one’s for you.

I’m hearing that a lot right now.

And it makes sense… when you’re looking at what you paid or what you need financially, it’s natural to anchor to a number.

But here’s where things are getting stuck.

There’s a temptation to price based on that number while buyers are making decisions based on what they see as value today.

And when those two don’t line up, homes sit, showings slow down and deals don’t come together.

So we need to shift the approach.

That’s why I teach my clients that it’s not a list price. It’s an attraction price.

The price has one job – to bring the right buyer through the door.

Because in this market, pricing high to “leave room” doesn’t create leverage.

It creates hesitation and hesitation is what kills momentum.

If “selling for X” isn’t what the market supports right now, the goal isn’t to force it.

It’s to position your home in a way that attracts attention, creates momentum, and ultimately gets you sold for as close to market value as possible.

Attraction leads to activity. Activity creates opportunity. Opportunity is what leads to a sale.

My role is to help you position your home so it stands out, attracts the right buyers, and moves with purpose, not guesswork.

If this is something you’re thinking about, you can fill out this quick questionnaire to get started.

I’ll walk you through what the market is actually saying and what your best options look like from there.

I’m ready when you are,
