A lot of homeowners tell me they’re planning to sell “in the spring.”
That can be a great strategy.
But spring isn’t a plan – it’s a season. And the sellers who benefit most from it are the ones who start preparing now.
If you’re thinking about listing in the spring market, here’s what I’d suggest doing first:
Get clear on your why.
Are you upsizing? Downsizing? Relocating? Cashing out equity?
Your motivation determines your timeline, your risk tolerance, and your strategy.
Know your real numbers.
Not what your neighbour listed at.
Not what you hope to get.
What your home would realistically sell for in today’s market and what that means after fees, mortgage payout, and closing costs.
Start decluttering now.
You don’t need to stage your house tomorrow.
But removing excess, simplifying spaces, and packing non-essentials early makes the eventual listing process smoother (and far less stressful).
Fix the small things.
Loose handles. Paint touch-ups. Dripping taps.
Buyers notice details and details influence offers.
Book a mini consultation call.
Not to sign anything.
Just to map out timing, value range, and what would make sense for your situation.
Even if you ultimately decide to wait, clarity now gives you options later.
If selling in 2026 is on your radar, spring or otherwise, send me a message and we’ll get something on the calendar.
This is never about pushing moves. It’s about helping you think ahead so you’re never reacting under pressure.
