Prince Edward County, just "the County" to locals, is an island-like peninsula in Lake Ontario with sandy beaches, vineyards and villages like Picton, Wellington, Bloomfield and Consecon. About 25,700 people live here year-round, and it's one of Ontario's most popular places to visit and to move to.

Buyers who want space, water and a slower pace: retirees, remote workers, families who want village schools and a big backyard, and people starting a business in food, wine or hospitality. Sandbanks and North Beach provincial parks bring hundreds of thousands of visitors every summer, so expect a busy season and a quiet winter.
Many County properties are on private wells and septic systems, so build water testing and a septic inspection into your offer. If you're thinking about renting the home short-term, check the County's short-term accommodation licensing rules first. Waterfront, heritage and agricultural properties each come with their own checks. This is where local advice pays for itself.
Picton is about 30 minutes from Belleville and roughly 45 minutes from Trenton. Highway 62 and Highway 33 (the Loyalist Parkway) connect the County to the mainland, and the Glenora ferry links it to the Kingston side.
Prices in Prince Edward County range widely, from village homes in Picton and Wellington to waterfront and farm properties. Ask Sarah what similar properties have sold for recently.
Picton has the most services year-round: the hospital, schools and groceries. Wellington is smaller, right on the lake and closer to Sandbanks, with a busier summer season. Many buyers look at both, plus Bloomfield in between.
Short-term rentals in the County require a licence and must follow local rules. Check the County's current short-term accommodation bylaw before buying a property with rental plans in mind.
If the property isn't on municipal water and sewer, yes: water potability and quantity testing and a septic inspection are strongly recommended as conditions of your offer.
