Every week, my sellers get a report on what’s happening in their price range (and of course, how that relates to how their listing is performing).
We consider the number of new listings, conditional sales, sold properties, and how fast things are moving.
Here’s a peek at what went on in Quinte West (freehold detached, all price ranges) over the past two weeks:
🏡 28 New listings
🤝 11 Went conditional (plus 3 with escape clause)
✅ 19 Sold firm
💰 Average list price (of homes that sold): $616,400
💵 Average sale price (of homes that sold): $595,651
📊 List-to-sale ratio: ~96%
⏱ Average days on market (of homes that sold): 31
What does this tell us?
The market is active. A total of 61 homes moved through some stage of the process in just 14 days.
Nearly 20 firm sales show that buyers are committing, but at about 96% of list price on average (buyers, this means room for negotiation!).
With homes taking about a month to sell, pricing and presentation are still key for standing out.
Bottom line: Supply is steady, buyers are active, and homes are selling. Strategy matters more than ever if sellers want to land in that 96–100% sale price range (and in a timely manner).
Remember, every home is different and you need a strategy that suits your life and is tailored to today’s market conditions.
Curious how Quinte West compares to Belleville? Next week we’ll break down Belleville’s numbers and see how the two markets compare.
For more detailed numbers or info on how your home would do in today’s market, send me a message any time.
For now I’ll leave you with one of Belleville’s newest listings and one that I’m sure we’ll see on the SOLD list soon enough — See it here!
