I was browsing local listings this afternoon when one stopped me mid-scroll.
I recognized it had been virtually staged. But after a double take (or three!), I realized that it wasn’t just virtually staged, it was essentially virtually renovated.
Different cabinetry, new countertops, upgraded hardware… a completely different kitchen on screen than in real life.
And it got me thinking about buyer behaviour right now.
With more choice on the market, buyers get to be picky.
They’re scrolling quickly, filtering hard, and trusting their gut.
When something looks overly polished or digitally altered, it doesn’t spark excitement. It sparks hesitation.
What could they be hiding?
Here’s the part sellers often underestimate:
Your first showing isn’t the in-person visit – it’s the online listing.
If expectations are set too high or inaccurately, the showing starts at a disadvantage.
And once a buyer feels misled, it’s very hard to rebuild momentum, even if the home is otherwise a great fit.
In today’s market, accuracy matters more than hype.
Virtual staging can be helpful when it clarifies space or function.
But when it starts reinventing the home, buyers don’t lean in, they move on.
The goal isn’t more clicks. It’s the right clicks from buyers who feel confident walking through the door, not cautious.
If you’re buying and feeling overwhelmed by the noise, I can help you navigate the listings and get serious about the right opportunities.
If you’re selling and want to attract buyers without misleading them, we can talk through a strategy that builds trust from the first click.
Either way, my inbox is always open. send me a message anytime and we’ll get started.
