Two homeowners asked me that recently so this week I sent off two different “what is my home worth?” reports, one for a home in Belleville and one in Trenton.
You might not realize this, but I never start with the price.
I start with the house.
Before I can tell you what I think your home could sell for, I need to see it for myself.
I want to understand the condition, the updates, the layout and the overall feel of the property. I also want to spend some time with you and understand what you’re hoping to accomplish with the move and what it might take to get the house ready for the market.
Then I pull the data.
I look at what has actually sold in the last six months: what homes sold for, how quickly they sold and how their final sale price compared to their original list price.
Then I look at what’s competing with you right now. What else could a buyer choose? How long has it been listed? And how does your home compare?
Because we’re not just trying to figure out what your house could be worth in isolation.
We want to position it so that when the right buyer sees your home, even alongside the competition, it feels like an easy yes.
Because a proper pricing analysis takes time, research and a conversation about your home and your goals, it’s not something I arbitrarily hand out as a free “what’s my house worth?” estimate.
I will give you a suggested list price based on the data, the property itself and the current competition. You decide what you want to do next.
That last part matters to me. My job is to give you a realistic picture of the market, help you understand your options and give you the information you need to make a decision that makes sense for you.
You don’t have to be ready to list to start figuring out what your home is worth. Sometimes, having a realistic number is simply the first piece of the puzzle.
And that’s week 3 of going back to the basics of getting ready to move.
Until next time,
